Looks like the first 3 lines were ambiguous. I will try to clear it.. :) su works fine. I can directly login as root without any issues on the VM/Console of the machine. I can "su -" on the VM/console once I log in as a normal uer. The issues are over ssh. I login as a normal user over ssh...

If you want something which supports multiple protocols (X over ssh) and is easy to use, I will suggest winswitch.
